Project Manager
Overview
The project manager is the prime project representative who has overall project responsibility for timely and profitable completion of assigned projects. The project manager is the prime link between the client and other members of the project team. Working through the project superintendent, project engineer, subcontractors and suppliers, the project manager is involved in day-to-day construction operations. Working cooperatively with the accounting, estimating and administrative departments, the project manager monitors and reports to senior management on the status of project costs and schedule.
Position Responsibilities
Executing subcontract and supplier buyouts
Prepare subcontract agreements and purchase orders
Establish project cost codes
Create and manage project schedule
Obtain necessary permits and monitor inspections to achieve compliance
Chair all project meetings
Prepare change order requests
Visit project site to evaluate schedule, quality, safety and project issues with job superintendent
Proactively foster problem solving between all project shareholders
Promote a positive relationship with subcontractors and suppliers
Work with Project Engineer on submittal and RFI process
Prepare monthly cost reports for review with senior management
Review subcontractor and supplier invoicing
Prepare monthly Owner billings with accounting department
Organize and manage an efficient project close out with subcontractors, suppliers and Owners
Communicate project issues on a timely basis to senior management as necessary
Enhance client relationships through honest communication, follow up in action & successful project completion
Identity new business development opportunities and prompt relationships based on project success
